Beck Realty, the development company owned by Scott Beck, the man responsible for the development of PD-30 (the new apartment building site) has now placed all of the vacant well sites up for sale to developers.
There is a total of 8 capped well sites throughout town. Beck currently owns all of them. They are listed individually in price ranging from $892,075 up to $2,169,500 with an average of $1,447,669. One of the sites is zoned as MH (Manufactured Housing). It is located at the well site behind the water tower at Byron Nelson High School. The remaining properties are Zoned residential R12 or R15.
At the moment they are offered as raw land without sub-division. Beck is promoting the sites by calling them “Estates”. On his website he states,
“Soon, you can have your own estate in the beautiful town of Trophy Club. Beck Realty is exclusively listing these sites throughout the city.
Many of these sites offer enough space for you to build your own gated compound in a town that offers a country club setting, rolling hills, golfing, and a great social life with its accessibility to all the attractions of both Dallas and Ft. Worth.”
Sources say that when the well sites were first planned out Beck took the time to napkin sketch a plat layout which would ensure that the well heads themselves would be located in the future streets.
This would be necessary because the law does not permit a building to be placed over an abandoned gas well head. But as long as they are located in a street there would be no legal issues to build around them.
Rumblings of the development is already starting to anger some Trophy Club residents. Multiple persons have informed the Trophy Club Journal that they specifically purchased their homes from Lennar with the expressed understanding that no development would ever be possible on the abandoned well sites. If developments go forward these residents will soon find homes built behind them with windows looking right into their back yards.
